ABOUT MICHAEL
Michael E. Pang is the Founder and Senior Advisor of Monarch Properties, Inc., a full service real estate company, in business since June 1986 (he has been a licensed Realtor since 1979). The first 15 years of his real estate career was spent primarily in brokerage and management of hundreds of residential properties. He has served in numerous leadership and committee roles for the Honolulu Board of Realtors and Hawaii Association of Realtors, a good portion of which involved their Professional Standards & Arbitration Committees.
In 1991, Michael chaired a leasehold conversion task force for the Honolulu Board of Realtors to study condominium lease-to-fee conversions. The factual knowledge gained was enlightening and in 1993, Michael added leased-fee representation (fee conversion and lease rent renegotiation) to his expertise. Since then, he has become one of the foremost experts in this area called on by attorneys, appraisers, bankers, news media and government officials for information and opinion regarding fee conversion and lease rent renegotiation. Michael’s leased-fee programs and his innovative concepts have improved the way these transactions happen, from better decision making to better coordination of complicated fee conversions. To date he represents, or has represented, lessees in over 200 leasehold condo and co-op projects statewide (fee conversion and lease rent renegotiation).
Always a stickler for professional and ethical conduct, Michael has also served as an expert witness in court trials and arbitrations on professional standards of practice (Realtors) and material fact disclosure issues.
In 2014 Michael was appointed by the Governor and confirmed by the State Senate as a Commissioner for the Hawaii Real Estate Commission.
